Sealcoating In SeaTac & the Puget Sound
A fresh seal coat is the single most cost-effective thing you can do for your driveway or lot. It blocks the UV that turns asphalt brittle, repels water that freezes and cracks it, and shrugs off oil and gas spills. Done right, every 2–3 years, sealcoating can double the life of your pavement.

Common questions
Sealcoating, answered.
How often should a driveway be sealcoated?
For most driveways and parking lots, every 2 to 3 years. Regular sealcoating blocks UV, water, and oil and can roughly double the life of your pavement.
What sealer do you use?
A concentrated asphalt emulsion from SealMaster, mixed with a high-traffic additive for a tougher finish.
Spray or broom?
Usually both: the edges get cut in by broom, then the rest is sprayed. A fully broomed finish is available on request and costs a bit more.
One coat or two?
Two coats are available, and they're the better job. Ask for both when you get your estimate.
How long before I can drive on it?
You can walk on it after a couple of hours. Plan on 24 hours before driving on it, and the area stays blocked off while it cures. For businesses that can't close that long, a fast-dry additive can have cars back on it in about 30 minutes.
When can sealcoating be done in Washington?
Sealer needs temperatures of 50°F and rising and dry weather on both sides of the job. Around Seattle that means roughly mid-March or April through early fall, weather permitting.
