Asphalt Cleaning In SeaTac & the Puget Sound
Most sealcoat failures come down to one thing: a dirty surface. I wire-broom the stubborn debris, blow off every speck of dust with a walk-behind blower, edge back the grass, and prime the worst oil spots so the new coat bonds. No shortcuts.

Common questions
Asphalt Cleaning, answered.
Why does cleaning matter so much?
Sealer bonds to asphalt, not to dust, moss, or debris. A coat over a dirty surface peels early, so every sealcoat job starts with a full cleaning before anything goes down.
Can you seal over oil stains?
Usually, yes. Sealer covers most oil spots without trouble. Really bad ones get primed with Petro Seal first so the sealer still bonds.
