Sealcoating

A fresh seal coat is the single most cost-effective thing you can do for your driveway or lot. It blocks the UV that turns asphalt brittle, repels water that freezes and cracks it, and shrugs off oil and gas spills. Done right, every 2–3 years, sealcoating can double the life of your pavement.

Asphalt Cleaning

Most sealcoat failures come down to one thing: a dirty surface. I blow off every speck of dust, wire-brush stubborn debris, scrape oil spots, and treat them with a primer so the new coat bonds. No shortcuts.

Hot Rubber Crack Filling

Cracks let water under your pavement. Water freezes, expands, and turns hairline cracks into potholes. I melt commercial-grade rubberized crack filler on-site and apply it hot so it bonds deep and stays flexible through Washington freeze-thaw cycles.

Patching

When cracks have already turned into holes or alligator-cracked sections, you need real patching, not more sealer over the problem. I cut out the bad asphalt, prep the sub-base, and patch with the right material for the load.

Striping

Faded stripes hurt the look, and the liability, of any commercial lot. I lay down fresh traffic-grade latex paint with clean templates, accurate measurements, and current ADA-compliant layouts.

Edging

A clean edge is what separates a professional sealcoat job from a Saturday afternoon project. I mechanically trim every edge before I touch the sealer.

Vegetation Control

Weeds growing through asphalt are pavement’s slow death. I spot-treat the perimeter and any crack lines with a commercial herbicide before sealing so roots don’t push back through your new finish.
